Lima Ola Single Family Housing

Shioi Construction Inc. (SCI) was contracted by Kauai Housing Development Corp (KHDC) for construction of Lima Ola single family housing. This project is broken up into five different construction phases that consist of a total of 38 turn-key affordable single-family homes located in Eleele on the Westside of Kauai. Three distinct floor plans are being used in the development, two feature three bedrooms and two bathrooms and the other features two bedrooms and two bathrooms. A kitchen, dining area, living room, storage area, carport, and lanai are in each home.

Phase 1 and 2 consist of eight homes each and have been completed. Phase 3, which includes another eight homes, is now in its final stages of construction and will be completed by October 2025. Phase 4 and 5 will consist of seven homes each and start January and May, respectively.

Once finished, these ocean-view, affordable single-family residences will provide housing for many Kauai families. These homes will be the first single-family residences built in this new master-planned community of approximately 550 units, offering a mix of both single-family and multi-family rentals.

The scope of work for SCI includes excavation and backfill, concrete, rough carpentry, finish carpentry, LVT flooring, and roofing. The CPS scope of work includes insulation and drywall.
